Eco-Friendly Conversion of a Private Parisian Mansion Into Office Space with AEW and Theop

Background and Context
On behalf of real estate investment management firm AEW, the developer Theop is renovating three office spaces (2,500 m² floor area) in a former 18th-century mansion located at 44 rue des Petites Ecuries, Paris 10th arrondissement, for a construction budget of €12 million.
The project is ambitious from an environmental perspective and is targeting a range of certifications, including the Circolab certification to maximize on-site reuse and the supply of recycled materials.
Project Goals
The following elements are preserved on-site with possible restoration:
Slates, metalwork elements, the technical grating staircase, the fan coil cladding in the heritage rooms, the lighting fixtures in the heritage rooms, and the building's emergency management system (BAES) (depending on their working condition).
Ex-site reuse:
Elements not preserved by the project are removed in such a way as to preserve their integrity, aesthetic appearance, and good condition. Operating procedures to ensure their ex-situ reuse had to be developed.
Circular Procurement:
Sourcing of materials from reuse and/or recycling as part of the rehabilitation.
What We Did
We identified local stakeholders for the reuse of ex-situ materials and waste recovery
We identified suppliers of reuse materials
We conducted an environmental study on the impact of the circular economy on the project
We assisted in the drafting of circular economy clauses in the business consultation documents
We monitored the implementation of in-situ and ex-situ reuse materials during the construction phase
We carried out a circular economy assessment and provided additional feedback at the end of the project
We supported the project team in achieving level 3 of the Circolab label
